Adria Future Summit 2026 Brings EU-Gulf Energy Ministers to Porto Montenegro
The Government of Montenegro convenes the Adria Future Summit 2026 at Porto Montenegro in Tivat from 22 to 24 April, anchored by a Ministerial-Level Energy Forum co-organised with the Ministry of Energy and Mining and bringing together energy ministers from EU Member States and Gulf countries. The three-day programme places Montenegro at the centre of a cross-bloc diplomatic dialogue, staged at the Tivat marina rather than in Podgorica, and slots Porto Montenegro alongside established Adriatic venues used for ministerial-level convenings. It is the most visible government-backed event in Montenegro's 2026 spring calendar and the first major ministerial forum hosted in the Bay of Kotor this year. Hosting EU and Gulf delegations in Tivat reinforces Porto Montenegro's positioning as a year-round destination rather than a seasonal marina - supporting shoulder-season rental demand across Bay of Kotor real estate, lifting institutional visibility of the Tivat-Luštica Bay corridor, and strengthening the demand case for Tivat branded residences, marina-adjacent inventory, and premium Montenegro coastal real estate.

Government Awards 30-Year Airport Concession to Incheon Consortium
At its 121st thematic session, the Government of Montenegro adopted the proposal to award a 30-year concession for Podgorica and Tivat airports to the top-ranked bidder, Incheon Airport Consortium, with the Draft Decision and Draft Concession Agreement now heading to Parliament for ratification. The estimated value of state assets under the procedure is €264,364,759, while projected direct financial effects to the State are at least €1 billion over the 30-year term - with the State retaining sole ownership of land and existing airport infrastructure, leaving public property status unchanged. Parliamentary approval would unlock committed terminal expansion and capacity upgrades at both gateways, materially improving long-haul accessibility and reinforcing the demand case for Tivat-area coastal real estate, marina assets, and branded residences through the 2026-2028 investment cycle.

Aman Sveti Stefan to Reopen After Six-Year Closure - Settlement Terms Confirmed
Government of Montenegro approved a settlement with Adriatic Properties resolving proceedings at the International Court of Justice in London, clearing the way for Aman Sveti Stefan to reopen no later than June 2026. Under the new terms, lease revenues for Sveti Stefan Hoteli increase from €1,285,000 to €1,555,000 and HTP Miločer from €350,000 to €423,000, inflation-indexed from day one. The state takes 10% of annual profit from leased properties, and the lease is extended by five years to cover the period of closure. No additional construction is permitted in Miločer Park. The deal eliminates a potential €100M+ damage liability for the state. Montenegro's most iconic luxury property returning to operation after six years is a material signal for the ultra-premium coastal segment - validating continued institutional commitment to the Budva Riviera as a luxury destination.
